PROPERTY CHECKS IN LINCOLNSHIRE

Choose the check you need.

For landlords, agents, owners and businesses. Tell us the property type, existing reports and deadlines so each inspection can be scoped correctly.

Gas safetyDetails

Landlord gas safety checks and records must be handled by a Gas Safe registered engineer qualified for the appliances involved. A boiler service is a separate scope.

EICRsDetails

Electrical Installation Condition Reports assess the fixed electrical installation. Inspection and testing require a qualified, competent person; remedial work is quoted separately.

EPCsDetails

Energy Performance Certificates are produced by an accredited energy assessor. The assessment records energy performance and potential improvements; it is not a structural survey.

Fire safetyDetails

Discuss fire risk assessments, fire-door inspections and relevant checks for the building. These are distinct services, with competence and scope matched to the premises.

PAT testingDetails

Portable appliance inspection and testing for an agreed equipment list. The right testing approach and interval depend on risk, use and equipment condition, not a universal annual rule.

Asbestos surveysDetails

Management and refurbishment/demolition surveys serve different purposes. A competent surveyor must define the right scope before work that could disturb suspect materials.

What to agree before booking

A general visual property inspection does not replace any of these specialist checks. Reports do not guarantee a pass or remove the need to address findings. Repairs, retests, asbestos removal and remedial work require a separately agreed scope. Specialist appointments and credentials are confirmed before booking.

Specialist guidance and useful information

CLEAR INFORMATION

Useful reports, with an agreed scope.

The value of a visit is in knowing what was checked, what was visible and what needs a closer look.

  • Agree the purpose

Distinguish a visual maintenance visit from an inventory, condition report or specialist safety assessment.

  • Make the report useful

Specify the areas, photographs, observations and permitted recipients before the visit. Agree how inaccessible areas will be recorded.

  • Know the limits

Visual checks cannot see behind finishes or guarantee that every defect will be found. Specialist questions need the appropriate professional.

PLAN YOUR PROPERTY CHECKS VISIT

Useful before you book.

What affects the cost?

The check type, property use, size and relevant installations or equipment shape the quote. A gas safety record, electrical report, energy assessment or visual condition check has a different scope; specify the document and competent specialist required rather than assuming one visit covers everything.

What affects the timing?

Access, occupant arrangements, the specialist required and the extent of testing affect timing. Share any tenancy, sale or report deadline before booking. Remedial work and repeat visits are separate unless expressly included; do not assume a report guarantees a satisfactory result.

How can you prepare?

Provide the purpose of the check, relevant existing reports, known concerns and details of the installations involved. Confirm authority to arrange the visit, occupant notice, safe access and who may receive the findings. Ask what needs to be accessible or isolated for the particular check.

LOOKING AFTER YOUR HOME

Keep access and deadlines in one place.

For a home between visits, a rental or a property you manage, a well-defined checklist helps turn observations into practical next steps.

  • Access and permissions

Confirm your authority, keyholder arrangements and any occupant notice or permissions needed.

  • Your priorities

Mention known issues, recent work, rooms to include and the parts of the property that need particular attention.

  • After the visit

Agree how findings will be shared and which items may need a separate quote or specialist assessment. A check is not an automatic instruction to repair.

USEFUL TO KNOW

Your questions, answered.

Can I request several checks together?

Yes. Select the services you need in the enquiry. We can discuss coordination, but specialist availability, access and report deadlines are confirmed individually.

Is an EICR the same as PAT testing?

No. An EICR concerns the fixed electrical installation; PAT concerns portable electrical equipment. One does not replace the other.

Do all appliances need a yearly PAT test?

No universal annual PAT interval applies to every appliance. A competent person should determine the inspection and testing arrangements from the equipment and its use.

Which asbestos survey do I need?

It depends on the building and planned work. Explain whether you need to manage existing materials or plan intrusive refurbishment or demolition. Do not disturb suspect materials to investigate them yourself.

Are repairs included if a check finds a problem?

No automatic repair allowance is assumed. Findings, remedial proposals, costs and any retest are agreed separately.
